He needs to do a title search, by simply visiting the county offices and asking to review the documents, because the realtor may not actually have title, and may just be an optioning buyer, listed by a primary lender. He sn also find out if the property taxes are up to date and who is billed for those.
In probably every other State... They probably don't have that office in The Twilight Zone of LA.

He loves the style of it, its way larger than his current house, and his wife really loves it. His wife loving it is one of the key factors. He's been conned/screwed before and didn't learn his lesson. I think some of it is because of the TBI. He doesn't think clearly and repeats the same mistakes and doesn't seem to remember what happened before. People walk all over him because he's too trusting.

I was just talking to Mom about how I should take my friend down to the courthouse to ask to see the property records and see who owns the land. I had to do that before to find out who owned the land around my property so I could tell my insurance company who owned the tree destroyed my barn. Unfortunately, the agent from the insurance was a lazy useless incompetent sack of crap and didn't do his job. He got a summons to testify in court against his ex and her boyfriend. Does the DA or defense attorney usually meet with witnesses before they testify to talk to them before they testify? Or do they just call people in and see what they say on the stand?

Meanwhile I made puree kitty food for Rupert out of rotisserie chicken and some water. He ate a lot of it. Afterward he willingly drank pedialyte. He seems much more alert now. I showed my new little blender to my brother and mentioned it could blend fruit and ice and he got excited. Frozen blueberries. He made smoothies. I also got him to wash it out as soon as he's done using it- that is my rule if he uses it he has to wash it asap and no leaving it sitting in the sink like he does with everything else he uses. He wants to get his own one now.
Around here all the county property info is online.

Ok. How does he pay for the new Roof bare minimum?

Is his Wife the same way?

Sept weeks there, over 4yrs researching for local fiefdoms CDBG programs.

SP'43 used LA as a ref. intending Louisiana, so I took the opportunity too interpret as LOS ANGELES, too stir the pot.

I don't know how he pays for the new roof. He's not thinking about it either. He also didn't think about sales tax. If they charge regular sales tax on the house its 10.45%. That's over $10k. I keep trying to see if he can talk the seller down a little more so he can actually afford it. Seller didn't even want to do the inspection or deal with the bank, but nobody else wants to buy the place. Seller not wanting inspection is a red flag IMO.

The wife is more responsible with her $ but her ex got her $10k in debt. He spent her $ as soon as she earned it and totaled 2 of her vehicles (ones that she is still paying off) and he refuses to pay her back for any of it and he doesn't have the $ if she tried to sue him. She sold one car for a few hundred bucks and the ex (they were together at the time) went in her wallet and bought himself a new gaming system. She's the one who bought a trailer and finished paying it off right before a hurricane destroyed it and there was no insurance on it. Then the ex talked her into buying a house in another town but it turned out it was condemned and couldn't be fixed up. City was going to charge her to tear it down so she found a buyer who paid way less than she paid for it so she had to eat the loss. The seller left the state and she couldn't find him to sue him. Plus filing lawsuits costs money.

This area doesn't have anything available online.

My uncle used to live in Norfolk. I think he's near that area now.

Rupert is starting to be able to eat from bowls without me holding them up for him. I put a waterer down on the floor for him so he can drink without problems. Both the cats and the dogs still can't figure out how to work the pet door.

Cooked steak and potato for Mom for breakfast.
I might make the last steak for myself later- unless she wants steak for dinner too. I might do steak and eggs or something.

Been playing with Sketchup a bit to try to improve the sketch of my glass block window.

Louisiana makes every other state look good. That is why it is objectively ranked as the worst state in the country. But I like my 30 acres and my cows. Speaking of which, I need to get them some feed today.

I also need to try to work on teaching the pets how to use the pet door. I keep pushing Princess' head through the door to show her how to use it but she won't do it on her own. Even Itsy hasn't tried to use it. Maybe they need more incentive... I dunno. The older ones knew how to use a pet door before my brother broke it.

I’ve been wanting to get a small aluminum Jon boat with an outboard engine on it for some time now. The ones for sale are very expensive. I saw this video of a guy who tried putting a 200hp engine on a 14ft Jon boat. It’s pretty insane!

watch here!

What parish are you in?

I’m okay with it! Mississippi and Louisiana make Alabama look pretty good!
I have always thought it was Arkansas, the regular Kansas and West Virginia that made every other State look good... Buncha Cousin Marrying Tribes all over the place...

That was prior to this board knowledge though, when I only knew about LA Cops being corrupt, not literally everything in the State.

They are trying to tell you that you put it in wrong!

Allen.

Can't remember if I mentioned but friend got subpoenaed to testify against his ex on Tuesday. He has to miss work for it. By law they are supposed to pay him $50 for showing up. He'll be lucky if he gets anything from that greedy courthouse though.

I came close to catching a charge the other day though. Was waiting for my friend to get home so we could go to the store and he got caught up at the real estate office for longer than expected. So I was sitting and playing with the kittens and petting Orange Kitty (their mother). The neighbors are a bunch of violent jerks with annoying kids. One of the kids-- a fat ugly kid wearing nothing but underwear with his buttcrack hanging out-- came over and tried to get on the porch. I was sitting on the steps and blocked him. He ignored me the first few times I asked him what he wanted. Long story short, he wanted a kitten. I told him no. He came back a couple times. I still said "No". He came back with his obese grandma who was going to help him take a kitten without asking and I still said "No". So they left. He came back one more time while I was sitting on the steps and I again told him "No". Told him he wasn't allowed on friend's property and to go back home. I had messaged my friend who said the kid wasn't allowed there.

So, friend gets home and I tell him how the kid keeps staring at me and the kittens like he's going to come back over. He got in the car with me after he dropped some stuff off and we headed out to Walmart. I saw the kid looking at me as we left and said to my friend "he's going to go try to take a kitten". Friend said "He better not". So we pull in to the Walmart parking lot and friend's security camera goes off and sure enough, fat little brat was on the porch. Friend used the intercom to yell at the kid to get off his porch multiple times. Kid looked up at the camera, grabbed a kitten, and ran with it. Friend was soooo pissed. The mama cat ran after the kid. Friend called his wife and told her what happened and I turned around and drove right back.

Fortunately, friend's wife made it over there first and was calmer than we were bc friend was about ready to strangle that kid. He went in with her to tell the grandparents to keep the kids out of his yard and that the little brat better not try to take a kitten again.

Kidnapped kitty was returned but is now terrified of people. Orange Kitty followed when she saw the wife had her baby and she groomed the poor thing. We're nicknaming that kid Gannon and calling the kitten Zelda.

Allergies are acting up last couple of days. Tons of flowers blooming so lots of pollen.

Other than cleaning up the hallway and taking out kitchen trash and cooking for Mom, I haven't done much today. Well, went to Walmart and put out feed for the cows that I bought the other day. I got them hay that day and sweet feed today. Need to get larger rolls of hay sometime soon.

A few of the cats have figured out how to go out and I think one or two may have figured out how to come back in, but for the most part they cry at doors and windows to be let back in. Boo went out and isn't answering or coming when we call him. I hope he's just napping down in the barn or something and that a coyote didn't get him.

Went to the courthouse thinking it was for the trial but it was just a custody hearing for friend's ex and they kicked out anyone who wasn't family or representing anyone. Popped in to assessor's office to find out more about the property friend wants to buy and the lady there was very sweet. She gave me a number and a name to try to get the spelling of my street name corrected in the system, gave my friend a printout of info on the house, and showed us how to find their website to locate homes and find out who owns them, what the value is, lot # etc.

I discovered that our property is split into 2 parcels and that the back 13 (technically 12 something) is under Mom and Dad's names but the property we live on (almost 19 acres) is only under Dad's name. So we will have to go correct that.

Checked the house my friend currently lives in and they mark it as belonging to someone else entirely but have the house next door listed as belonging to his mom. So they have that mixed up. They also have the back half of his yard now belonging to a local judge who owns a rental company for RVs & land. Dude never paid anyone for the land, he just put trailers on it & started charging rent, put up a fence and stole it. Somehow he got the assessors to give the land to him.

I don't know if its that my friend doesn't want to believe the ex is capable of child abuse or if its bc he wants her to watch the 4-yr-old when she gets out of jail so he doesn't have to arrange childcare, but he seems convinced it was her boyfriend who injured the baby and not her. Even though the boyfriend had no history of violence before and the ex was violent with the toddler as an infant, was violent with my friend, violent with her boyfriend etc. The only "evidence" he has about the boyfriend being violent were her lies about it. But she lied and said my friend was violent with her so he should know better. Wish I could blame it on the traumatic brain injury but I think it's a case of the stupids.

Rupert is doing better-- still has trouble aiming his head for the food bowl correctly, but he was chasing me all around and tried to push the living room door open to get in when I was putting out canned food for Boo. I gave him some in the kitchen but he was still hungry so I gave him some bisque afterward and now he's happy. I had to hold him and the bowl so he could eat the bisque because other cats were trying to steal it from him.

Grabbed some stew from a local place and need to go to Walmart for some stuff.
