Hi, I am new to this forum and I bought a new house recently and overwhelmed with maintainance. I was wondering if there is a checklist that you guys use to keep on top of things for house maintenance. I tried searching for it using the search feature but coudn't find it.

I don’t have a checklist, but kind of take things as they come. When you change the clocks then change the batteries in things like smoke alarms and your heater/cooling T-stat. Get in the habit of changing filters regular on your furnace and that varies house to house.

Thanks for the reply. I am trying to create a comprehensive list for annually, quaterly, monthly tasks. I can ask ChatGPT if I dont get it anywhere

For recurring tasks, I put entries in iCal on my Mac.

Those tasks include things like cleaning the boiler, flushing the water heater & checking the anode rod, changing the air handler filter & cleaning its UV light. Others are things like de-liming the steam humidifier, checking for moss on the roofs, cleaning gutters, replacing the gas in the gas cans with new gas for the mower & generator. Prep the snow thrower for winter and winterize the lawn mower. Prep the mower & summerize the snow thrower. More & More Stuff!

When & how often are dictated item-by-item.

Most important are reminders to test smoke and carbon monoxide detectors and change batteries as needed!

Maybe take a pencil & paper and go into each room and look around. Is there anything in this room that needs periodic attention? Leave the paper & pencil in each room for a while. You'll think of lots of stuff for some rooms, few or none for others.

Roof, exterior paint and plumbing needs annual maintenance. Chimney, water heater, and HVAC system need maintenance after 5–6 months. Check fire extinguishers, smoke detectors every month.

This is certainly not a comprehensive list.

I use Microsoft Exel to set up everything to do around here. If not sure how to set it up, I am sure you can download some ideas

Your list reminded me that Saturday's iCal says to check the roof for moss.
(Zinc and copper strips help to a point. Copper sulfate finishes the job.)

I put this document together as a possible service offering last year. I was thinking of doing this as part of a handyman service before I started a new job.
